What is the PRS Database?
The Private Rented Sector Database is a new register introduced by the Renters' Rights Act 2025 (Royal Assent 27 October 2025). Landlords will have to register themselves and each rental property, and it will be an offence to market or let a property that isn't registered. It's expected to roll out in phases from late 2026.
Which certificates does the PRS Database need?
For a standard rental the database captures your Gas Safety Record (CP12), Electrical Installation Condition Report (EICR) and Energy Performance Certificate (EPC). Redilet reads all three and shows you what's missing or about to expire.
What are the fines for not registering?
Letting or advertising an unregistered property can bring a civil penalty of up to £7,000, rising to up to £40,000 or criminal prosecution for repeat or fraudulent breaches. You'll need valid safety certificates to let compliantly under the Act — which is what this checker helps you get in order.
