Is your rental ready for the PRS Database?
The Renters' Rights Act 2025 brings a new Private Rented Sector Database — register every property and its safety certificates, or you can't legally let it. Upload your gas, electrical and EPC certificates and get an instant, property-by-property readiness report with expiry traffic-lights — so a lapsed certificate never costs you a £7,000 penalty or a lost tenancy.
📸 Snap or upload
Photograph or drop in your CP12, EICR and EPC certificates — photos or PDFs, one landlord's whole portfolio at once.
🏠 Matched to each property
We read the address, certificate type and expiry date and build a compliance matrix for every property you own.
🚦 PRS Database gaps
See at a glance which properties are ready, which need action, and exactly which certificate is missing or lapsing.
What the PRS Database will require
- Gas Safety Record (CP12) — renewed every 12 months.
- Electrical Installation Condition Report (EICR) — at least every 5 years.
- Energy Performance Certificate (EPC) — valid 10 years, band E or above to let (EPC C by 1 October 2030).
Registration is expected to roll out in phases from late 2026 under the Renters' Rights Act 2025. Get your evidence in order now — this checker is researched information, not legal advice.
Built for landlords, not letting-agent software
- Your whole portfolio. One report across every property — not one spreadsheet tab each.
- Nothing stored. The free checker reads your certificates in memory and keeps nothing.
- Ahead of the deadline. Fix gaps now, before registration opens and enforcement starts.
